We have an investor database encompassing many of the major investors in the area that have proven very successful in acquiring purchasers for those hard to sell assets. Our staff takes many up-calls from interested buyers derived from the signage provided on every listing.
This current real estate market is very dynamic and there are a lot of factors affecting our industry. Lending guidelines have tightened and retail loans have become extremely tough to obtain. Another major issue is property condition. Lenders as well as local statutes are requiring assets to conform to stringent guidelines. It is imperative that marketing plans are specific to the condition of the property. With our extensive experience working with local city and county regulations we are able to avoid many of the problems commonly seen during the escrow stages. This saves deals and allows us to move assets more quickly, without the headaches of placing properties back on the market. We work very closely with 3 different contracting companies that provide quick, easy and affordable solutions to deferred maintenance and repair issues.
